A Premier Experience for Seamless Move-in

Federal Realty partnered with AP+I Design to transform their new eight-story building near San Jose's Santana Row into a premier office space. Facing a challenging market, they aimed to position the building as a top choice for tenants.

The journey began with visioning sessions where landlords, brokers, and AP+I’s team came together to dissect current office trends and future needs. Their collaboration identified the building’s key strengths and laid the foundation for creating a standout workspace.

From there, we crafted a warm, inviting design utilizing the building’s natural light, high ceilings, and terraces. The 45,000-square-foot space was made adaptable with modular glazing while sound-absorbing panels and strategic HVAC placement ensured tranquility. Timeless light fixtures and accent lighting enhanced the abundant natural light.

The result is a stylish, flexible space ready for tenants, offering an elevated and seamless move-in experience.
